What to compare in your commercial property coverage

Use these points to compare the protection, conditions and costs behind the quote.

Buildings you own

Review rebuilding estimates, construction, roof condition and attached systems. Land value and purchase price are not substitutes for an insurance valuation.

Contents and inventory

Include furniture, equipment, stock and seasonal peaks. Identify property kept off-site or belonging to other people.

Tenant improvements

If you lease, review the improvements you paid for and the responsibilities in your lease. The landlord’s policy may not insure your investment.

Settlement and insurance values

Compare replacement cost and depreciated-value terms. Ask about coinsurance or other conditions that can affect payment when values are too low.

Wind, water and flood

Review hurricane or wind deductibles, water restrictions and exclusions. Flood generally needs a separate coverage discussion.

Income and extra expenses

Ask about lost income and additional operating costs following insured damage. Review the restoration period, waiting time and applicable limits.

Before you choose a policy

Make a location-by-location inventory

List each address, building value, equipment value and inventory peak. Include leased equipment, property in transit and items stored elsewhere. Tell us about renovations, vacancy and changes in occupancy.

Plan for the time needed to reopen

Discuss supplier lead times, specialized machinery and temporary operating space. Ask which event must happen to trigger business-income coverage and whether utility failure, equipment breakdown or flood need additional protection.

What to have ready for your quote

  • Location schedule, ownership or lease documents
  • Construction, roof, updates and protective systems
  • Rebuilding, equipment, inventory and improvement values
  • Business-income information and recovery assumptions
  • Current policies, loss runs and lender requirements

Questions before you buy

Do I need coverage if I lease the space?

You may still need insurance for contents, improvements, business income and obligations under the lease. Review the lease before choosing limits.

Will property coverage follow equipment off-site?

Not always. Identify equipment used at customer sites or in transit so the appropriate coverage and territory can be reviewed.

Does business income cover every closure?

No. Coverage depends on the insured cause, policy trigger, waiting period and other conditions. A downturn in sales is not the same as a covered property interruption.
