Compare more than the annual premium

Use these six checks to review a flood quote. The right questions depend on the property, the policy and what you want protected.

Building coverage

Review the insured structure, attached equipment and finishes, along with the building limit. Compare that limit with rebuilding needs rather than assuming the mortgage balance is enough.

Belongings coverage

Ask for contents coverage when you need protection for furniture, clothing and other possessions. Under NFIP policies, building and contents coverage are selected separately.

Deductibles & claim settlement

Check the deductible for each coverage and how a damaged item would be valued. Replacement cost and actual cash value can produce different claim payments.

Limits & exclusions

Review restrictions for areas below elevated floors, outdoor property and other items important to you. NFIP coverage does not include temporary housing expenses; private-policy terms vary.

Your property’s flood exposure

Flood risk extends beyond the coast and mapped high-risk areas. Share the exact address, building elevation details and any previous flood information when requesting a quote.

The date coverage begins

A quote is not active coverage. Check waiting periods and the confirmed effective date early, especially for a closing, renewal or property purchase.

Understand your options before your deadline

NFIP and private flood: compare the details

Florida property owners may have access to the National Flood Insurance Program (NFIP) and private flood policies. Availability depends on the property and insurer. Ask PRK which options can be considered for your address.

  • Compare building and contents limits separately.
  • Check settlement terms, deductibles and exclusions.
  • Ask whether extra living expenses or higher limits are available.
  • Have your lender confirm that the proposed policy meets its requirements.

Plan ahead for the effective date

A new NFIP policy typically has a 30-day waiting period. Exceptions can apply, including qualifying coverage purchased in connection with making, increasing, extending or renewing a mortgage loan. The exception must be confirmed for your situation.

Private insurers set their own terms. Ask about the applicable waiting period, any restrictions and the earliest available start date.

Buying or renewing? Give us the deadline and lender instructions at the start. Keep existing coverage in place until any replacement policy and its effective date are confirmed.

A useful flood quote starts with your property

What affects the price?

Location, flood exposure, elevation, building characteristics, rebuilding cost, selected limits and deductibles can affect the premium. A flood-zone label alone does not tell the whole story.

Do you own a condo?

Bring the association’s flood policy details. We can help review the relationship between association coverage, your unit and your belongings. Review your condo insurance at the same time.

For a house, consider flood alongside home insurance. Most home policies exclude flooding from rising water; wind coverage and flood coverage address different damage.

What to have ready for your flood quote

Start with what you have. Our team can help identify any missing details.

  • Full property address, building type, year built and occupancy
  • Current flood policy or renewal notice, if you have one
  • Available elevation certificate, survey or other elevation information
  • Desired building and belongings limits, plus prior flood-loss details
  • Closing or renewal date and lender requirements; association policy details for a condo

Flood insurance questions before you buy

Can I buy flood insurance outside a high-risk flood zone?

Yes, eligible properties outside high-risk areas can obtain flood insurance. Flood maps are one part of reviewing exposure; a lender not requiring a policy does not mean the property cannot flood.

Do I need an elevation certificate before contacting PRK?

Bring one if you have it, but you can start with the property address. We will help identify what information is needed for the options being considered.

Can renters insure their belongings against flood?

Renters can seek contents coverage for their possessions. The building owner’s flood policy does not automatically insure a tenant’s belongings. Tell us that you rent when requesting a quote.

Will a flood policy cover a burst pipe?

A burst pipe is a different issue from flooding caused by rising water. Ask us to review the cause-of-loss terms in your home or condo policy and any water damage restrictions.

Does flood insurance pay for somewhere else to stay?

NFIP policies do not cover additional living expenses such as temporary housing. Some private policies may offer that protection. Check the specific quote, limit and conditions.

Where can I check what an NFIP policy covers?

FEMA’s NFIP Summary of Coverage explains building and belongings coverage, exclusions and claim settlement. Use it alongside your declarations page and policy wording.
