What to compare in your landlord coverage

Use these points to compare the protection, conditions and costs behind the quote.

The rental building

Review rebuilding limits, roof terms and covered causes of loss for the structure. Include detached garages and other structures that need protection.

Owner’s furnishings and equipment

List appliances, furniture and maintenance equipment you provide. Check the applicable limits and where the property is insured.

Landlord liability

Review covered injury and property-damage claims involving the premises. Tell us about pools, pets, shared spaces and other property features.

Loss of rental income

Ask how coverage responds when a covered property loss interrupts rent. Review the insured amount, time limit and conditions for payment.

Wind, water and flood

Check hurricane deductibles, water-damage restrictions and roof settlement. Discuss flood separately instead of assuming it is part of the landlord policy.

Tenant damage and vacancy

Ask about accidental or intentional tenant damage, theft, vacancy and renovation. These situations can have exclusions or require a different policy.

Before you choose a policy

Describe the rental arrangement accurately

Annual leases, short stays, seasonal occupancy, room rentals and mixed owner/tenant use are different situations. Tell us about the arrangement before you buy and whenever it changes. Include vacant periods and any renovation work.

Separate property insurance from rent collection

Loss-of-rent coverage is generally connected to an insured event, not a promise to replace every missed payment. Review the cause of loss, waiting period and time limit. Your policy also does not automatically insure a tenant’s belongings.

What to have ready for your quote

Start with what you have. We can help identify any missing information.

  • Property address, number of units and ownership entity
  • Roof age, updates, inspections and current declarations
  • Lease type, occupancy, rental income and vacancy plans
  • Owner-provided furnishings, appliances and property features
  • Prior claims, lender requirements and renewal date

Questions before you buy

Can I use a standard homeowners policy for a rental?

An owner-occupied policy may not fit a tenant-occupied property. Describe the actual use so the policy can be reviewed for that arrangement.

Are short-term rentals covered?

Do not assume so. Disclose the length and frequency of stays, booking arrangements and any property-management services before coverage is arranged.

Can I review more than one rental property?

Yes. Bring a list of addresses, ownership entities, occupancy and current policies so the team can organize the review.

Let’s review your landlord insurance

Share your current coverage, what has changed and when you need protection. Our Naples team will help you understand the available next steps.

Coverage, availability and eligibility depend on the insurer and policy. A quote request does not bind coverage; confirm your effective date and policy terms with our team.
