Compare what your home policy will actually protect

Price matters. So do the rebuilding limit, roof settlement terms, exclusions and the amount you would pay after a loss. As a Full Service Insurance Agency, PRK helps you review available insurers and understand the differences between quotes.

Home Insurance PRK4

Your home & other structures

Review the estimated cost to rebuild, rather than using the purchase price or land value. Check limits for detached garages, fences and other structures, plus options for increased rebuilding costs.

Home Insurance PRK3

Roof & water damage

Ask how the roof would be valued after a covered loss and whether a payment schedule, special deductible or exclusion applies. Review water damage limits and whether water backup needs an endorsement.

Home Insurance PRK1

Personal belongings

Compare replacement cost with depreciated value and check special limits for jewelry, art and other valuables. Some items may need separately scheduled coverage.

Additional living expenses

Check the limit and covered circumstances for temporary accommodation and other extra living costs if a covered loss makes your home uninhabitable.

Home Insurance PRK2

Personal liability

Review protection for covered injury or property damage claims against you. Tell us about pools, pets and other exposures, and ask whether an umbrella policy would be appropriate.

Hurricane & flood protection

Wind damage and rising water need separate attention. Check your hurricane deductible in dollars and ask about flood insurance, even when your lender does not require it. See the storm and roof questions below.

These are features to review, not a guarantee that every policy includes them. Your quote and policy determine the available protection.

Three Southwest Florida details to review early

1. Wind coverage and hurricane deductibles

Confirm whether wind is included and what hurricane deductible applies. A percentage deductible is generally based on the insured dwelling limit, not the size of the claim.

Compare the deductible in dollars. For a hypothetical $500,000 dwelling limit:

2% hurricane deductible
$10,000
5% hurricane deductible
$25,000

The second deductible is $15,000 higher. Compare that exposure alongside any premium difference. These are examples, not quotes or a promise of available terms.

2. Flood is a separate conversation

Standard homeowners insurance generally excludes flooding from rising water and storm surge. Review flood insurance alongside your home quote, even if your lender does not require it. Ask about building and contents limits, deductibles and the effective date.

3. Roof condition and inspection reports

The roof’s age, condition and materials can affect insurer eligibility and pricing. An insurer may request a four-point inspection of the roof, electrical, plumbing and HVAC systems. A wind mitigation report documents features that may qualify for premium credits.

Share existing reports, roof permits and updates when available. Requirements vary by insurer and property; we can help you understand what a particular option needs.

Seasonal, coastal or higher-value home?

Tell us if the property is occupied part of the year, rented out or undergoing work. The right policy depends on its use. Explore coastal homeowners coverage and high-value home insurance with your agent.

What affects home insurance cost?

Location, rebuilding cost, construction, roof details, wind protection, prior claims and occupancy all influence a quote. Coverage limits, deductibles and the insurer’s eligibility rules matter too.

We can review available mitigation credits and compare auto insurance alongside your home policy. A bundle may offer savings; it is worth comparing the total cost and coverage with separate policies.

Buying, renewing or facing a nonrenewal?

Share your closing date, renewal date or notice deadline at the start. That gives us the information needed to discuss timing, inspections and lender requirements.

Do not wait for an approaching storm to arrange coverage. Insurers can restrict new policies or changes during active storm threats. Keep existing coverage in place until replacement coverage is confirmed.

What to have ready for a home quote

You can start without every document. Gather what you have and your PRK agent will explain the next step.

  • Property address, year built, square footage and construction type.
  • Roof age, material and details of major system updates.
  • Whether it is your primary home, a second home or a rental.
  • Your current declarations page and any renewal or nonrenewal notice.
  • Existing wind mitigation or four-point inspection reports.
  • Your desired start date, closing date and lender details, if applicable.

From quote request to coverage

  1. Tell us about the property. Start online or call our Naples office. Let us know your priorities and deadline.
  2. Compare available options. We help you review premiums, limits, roof terms and deductibles, and identify flood or other coverage to consider separately.
  3. Complete the insurer’s requirements. After you choose a policy, we help with the next steps and confirm the effective date and evidence of coverage needed for your lender.

Questions before buying home insurance

Can you help me arrange coverage before closing?

Yes. Tell us the closing date, property details and lender requirements as early as possible. Timing depends on insurer approval, any required inspections and payment. We can help identify what is needed; a quote request itself is not evidence of insurance.

Can you quote a home with an older roof?

We can review the property’s details and available options. Roof age alone does not tell the whole story: condition, material, documentation and insurer rules matter. Availability is not guaranteed, and some options may have different roof settlement terms.

Does homeowners insurance cover all hurricane damage?

No. Wind damage and flooding are different causes of loss. A home policy may cover wind subject to its terms and hurricane deductible, while rising water and storm surge generally require flood coverage. Review both policies together so you understand the gaps.

Can I use the same policy for a seasonal home or rental?

Not automatically. Occupancy, vacancy periods and rental activity can change which policy is appropriate. Tell us how the home is used, including any short-term rentals, before selecting coverage or changing its use.
